The process

How we sell your home

Six steps from the first walkthrough to closing day.

01

Walk the house with us

We come out, look at the home and the lot, and ask about your timeline and what you owe. You hear what we would fix and what we would leave alone.

02

Set the price from sold data

We pull recent sales in your subdivision and the active listings you will compete against, then recommend a list price. You decide the number.

03

Get it ready

A short list: repairs worth making, paint, landscaping, and a clean pool if you have one. We schedule professional photos once the home is ready.

04

Go live and show it

Your home goes into ARMLS, the Valley’s multiple listing service, and from there to the major home search sites. We manage showings and pass along what buyers say.

05

Negotiate the offer

Price is one term. We also compare financing, earnest money, closing date, inspection terms and any request for concessions, then counter where it helps you.

06

Inspection through closing

We handle the buyer’s repair requests and the appraisal, track title and escrow deadlines, and tell you when to sign. You hand over the keys on closing day.

Local knowledge

What moves the price in the East Valley

Gilbert, Chandler, Mesa, Tempe and Queen Creek each sell differently. These six things come up on almost every listing we take.

Price against your own subdivision

Buyers in Power Ranch compare your home to other Power Ranch homes, not to the Gilbert average. We price from the sales closest to you.

Roof, AC and pool

These are the first things East Valley buyers and their inspectors check. Service records and a recent AC tune-up answer questions before they become repair requests.

Solar leases and HOA documents

A leased solar system has to be transferred to the buyer or paid off, and the HOA must send its disclosure package. We start both early so they do not delay closing.

New-build competition

In Queen Creek, southeast Mesa and parts of Gilbert, builders offer rate buydowns and closing cost help. We check what nearby builders are advertising before we set your price.

Timing

Buyer activity in the Valley usually peaks in spring and slows in the hottest months. Homes sell all year, and we plan the launch around your move date.

Photos first

Most buyers see your home online before they see it in person. We shoot after the prep work is done.

Seller questions

East Valley home selling FAQ

How much does it cost to sell my home with Troy and Kathy?

We go over our listing fee with you at the first meeting, and it is written into the listing agreement before you sign. Brokerage fees in Arizona are not set by law and are negotiable. You also get an estimated net sheet that shows what you would walk away with.

What other costs should I expect when I sell in Arizona?

Sellers usually pay for the owner's title insurance policy, half of the escrow fee, HOA transfer and disclosure fees, prorated property taxes and any repairs or credits agreed with the buyer. Compensation for the buyer's agent is negotiable and is decided offer by offer. We give you an estimated net sheet before you list and again with each offer.

How long does it take to sell a home in the East Valley?

Once you accept an offer, a financed sale usually closes in 30 to 45 days and a cash sale can close in about two weeks. Time on the market before that depends on price, condition and season. The market reports on this site show current numbers for your city.

How do you decide the list price?

We start with homes that sold recently in your subdivision, adjust for size, lot, pool and upgrades, and then look at the active listings and new-build communities you will compete with. You get the comparable sales in writing and you choose the final price.

Should I make repairs before I list?

Fix what an inspector will flag and what buyers will see in photos: roof leaks, AC problems, broken pool equipment, damaged flooring and worn paint. Large remodels rarely return their cost. We walk the house with you and sort the list into do it, skip it and disclose it.

What do I have to disclose to buyers in Arizona?

Arizona sellers complete the Seller's Property Disclosure Statement, which covers ownership, the building and its systems, utilities, and environmental and sewer information. You also provide a five-year insurance claims history, and homes built before 1978 need a lead-based paint disclosure. We give you the forms and review them with you.

Can I sell my home and buy another at the same time?

Yes. We represent you on both sides of the move and plan the two transactions together. Where it helps, we use tools such as a sale contingency on the home you are buying or a short rent-back after your sale closes, so you move once.

Ready to talk about your sale?

Call or text either of us. We will look at your home, show you the comparable sales and give you an estimated net sheet.
