What it takes

The East Valley is not one market

A condo near Tempe Town Lake, a lake-community home in Chandler and a new build in Queen Creek are three different purchases. Prices, HOA rules, commute times and even the inspection list change from one city to the next.

Troy and Kathy work out of the HomeSmart office in Gilbert and have spent two decades in these neighborhoods. Their job is to make sure you know what you are buying before you sign.

New build or resale

Gilbert, Queen Creek and southeast Mesa have new construction a few streets from resale homes built in the 1990s and 2000s. We put builder incentives next to resale pricing so you can compare the real numbers.

HOA rules and fees

Most master-planned communities here have an HOA. We get the dues, rules and rental restrictions in front of you before you write an offer, not after.

Built for the desert

A house here goes through 110-degree summers. Roof underlayment, AC age, pool equipment and termite history matter more than they do in most markets, and we know where to look.

The process

How we take you from search to keys

Six steps, in order. We handle the paperwork and the deadlines so you can focus on choosing the right house.

01

Start with a conversation

We talk through budget, timeline, must-haves and which parts of the East Valley fit your commute. You also sign a buyer-broker agreement at this stage, so you know what we do for you and how we are paid.

02

Get pre-approved

A lender’s pre-approval letter gives you a real price range and tells sellers your offer is solid. If you do not have a lender yet, we will give you names to compare.

03

Tour homes with a plan

Save searches and favorites on this site, then we tour the short list together. We point out what the listing photos leave out: road noise, lot orientation, deferred maintenance.

04

Write a strong offer

We pull recent comparable sales, check how long the home has been listed and structure the price, earnest money and terms to fit that seller’s situation.

05

Inspect and negotiate

The standard Arizona purchase contract gives buyers a 10-day inspection period unless both sides agree to change it. We line up inspectors, read the reports with you and negotiate repairs or credits.

06

Close and get your keys

Appraisal, loan underwriting, title and escrow all run at once. We track every deadline, do the final walkthrough with you and meet you at the title company to sign. Most financed purchases close in 30 to 45 days.

Buyer questions

East Valley home buying FAQ

How much do I need for a down payment in Arizona?

It depends on the loan. Conventional loans start at 3% down for qualified buyers and FHA loans at 3.5%. VA and USDA loans can require no down payment for buyers who are eligible. Assistance programs such as Arizona's Home Plus and Maricopa County's Home in Five Advantage may also help. Their terms change, so ask your lender what is available now.

How long does it take to buy a home in the East Valley?

Most financed purchases close 30 to 45 days after the seller accepts your offer. Cash purchases can close in about two weeks. The search before that takes as long as you need it to.

What does it cost to work with Troy and Kathy as a buyer?

We explain our fee in a written buyer-broker agreement before we tour homes together. In many sales the seller agrees to pay some or all of it. When that is not the case, we tell you before you write an offer.

What closing costs should I plan for?

Plan for roughly 2% to 3% of the purchase price to cover lender fees, title and escrow fees, the appraisal and prepaid taxes and insurance. Your lender's Loan Estimate gives you the exact figures, and we often negotiate seller credits to offset part of them.

Should I buy new construction or a resale home?

Both are common in Gilbert, Queen Creek and southeast Mesa. New homes come with builder warranties and incentives but often have longer timelines and added costs for landscaping and window coverings. The sales agent in the model home works for the builder, so bring Troy or Kathy with you on your first visit to be represented.

What happens during the inspection period?

The standard Arizona purchase contract gives you 10 days after acceptance to inspect the home unless the contract says otherwise. We recommend a general home inspection and a termite inspection, plus roof, pool and sewer-line inspections where they apply. You then ask the seller for repairs or credits in writing, or cancel if the home is not right.

Which East Valley cities do Troy and Kathy cover?
